Dealmaker: Mesirow Leads $275M Financing for NASA’s Washington, D.C. Headquarters

Mesirow Financial Holdings, Chicago, led the $275 million refinancing of NASA’s headquarters at 300 E Street SW in Washington, D.C.

The property is owned by Hana Alternative Asset Management, Seoul, Korea, and managed by Ocean West Capital Partners, El Segundo, Calif. The financing recapitalized the partnership’s equity interest in the property and effectively monetized the sixth-largest General Services Administration lease in the country.

Mesirow served as both placement agent and administrative agent on the financing. Cushman and Wakefield also advised the borrower in shaping the loan request and brokering the engagement with Mesirow. The fixed-rate interest-only loan matures in 2028, at the same time NASA’s lease on the property ends.

Mesirow Capital Markets President Nat Sager noted the loan required collaboration across several divisions including the firm’s municipal bond desk as well as more traditional commercial real estate fixed-income sales and trading channels.
