Dealmaker: Transwestern Real Estate Services Closes $41M Office Sale
Transwestern Real Estate Services, Houston, arranged sale of the six-building, 250,588-square-foot Westech Portfolio in Silver Spring, Md.
TRS’s Mid-Atlantic Capital Markets Group represented seller DSC Partners LLC, Rockville, Md. Commercial Observer magazine reported ESJ Capital Partners, Miami, paid $40.5 million for the portfolio.
“Westech’s size and location within White Oak’s growing medical, R&D and life sciences corridor made it attractive to investors seeking conversion opportunities and upside potential,” said Gerry Trainor, Transwestern Executive Managing Director.
The Westech Portfolio sits in the White Oak micro-market in the North Silver Spring submarket, a targeted high-growth area of Montgomery County and an Opportunity Zone. Adjacent to the new $400 million Adventist HealthCare White Oak Medical Center and close to the Food and Drug Administration’s White Oak campus, the properties have access to the Washington-Baltimore area via Columbia Pike/Route 29 to the northwest, I-95 to the east and the Beltway/I-495 to the south.
Transwestern Managing Directors Andrew Asbill and Trevor Campbell secured ESJ Capital Partners’ financing for the purchase.
