Underwriting the New URAR: A Practical Walkthrough of UAD 3.6, Sept. 17

About the Event
On November 2, 2026, every appraisal submitted to UCDP must use the new URAR and the UAD 3.6 dataset. The forms you’ve reviewed for thirty years — the 1004, the 1004C, the 1073, the 1025, and the 2090, as well as the 1004MC and 1007 — are being replaced by a single dynamic report that expands, contracts, and repeats based on the property and scope of work. How appraisals are being completed isn’t changing, but how the appraiser communicates and reports on their results is changing significantly.
This workshop is built for the people who will be reviewing the new UAD 3.6 reports, not writing them. We’ll walk through the new URAR section by section — the Summary page, the 17 always-displaying sections and up to 12 conditional ones, restructured site and zoning analysis, separate interior and exterior quality and condition ratings, the overhauled sales comparison and rental grids, and the new Reconsideration of Value and Revision History sections.
We’ll cover what disappeared (GLA as you know it, above and below-grade room counts, general addenda), what’s new and conditioned, and the expanded UCDP messaging from Fannie Mae’s CU and Freddie Mac’s LCA that will land in your queue. We close on operational reality: pipeline cutoff planning, LOS and vendor-order changes, and appraisals completed for non-GSE loans.
Date/Time:
Thursday, September 17 (1:00 PM – 3:00 PM ET)

Understanding the need to create a pipeline plan for the November 1 cutoff and the May 2027 retirement of UAD 2.6
