MISMO Introduces Wrapper Files to Enable Consistent Loan Boarding
MISMO®, the real estate finance industry’s standards organization, announced the release of Wrapper Files designed to support implementation of the MISMO Loan Boarding Data Segment (LBDS).
The MISMO Loan Boarding Data Segment is a standardized, extensible dataset that defines the core data needed to board newly originated residential mortgage loans into servicing systems in a consistent and accurate way. It establishes a common baseline at the point where loans transition from origination to servicing, helping ensure critical loan data is complete, transparent, and ready for use across the servicing ecosystem.
By standardizing the data exchanged at loan boarding, the LBDS helps reduce some of the most costly and time consuming challenges in early servicing, including manual data mapping, error remediation, and loan activation delays. Industry analysis shows these activities can add significant labor and rework costs, while contributing to borrower confusion and servicing “dark days.” Improving data completeness and consistency at transfer can generate estimated savings of $60 to $160 per loan, while enabling faster activation and a smoother transition into servicing.
MISMO supports implementation of the LBDS through the use of a Wrapper File, which provides a standardized structure that clearly explains what data is being exchanged, which MISMO standards apply, and how the receiving system should process it. The Wrapper File also supports validation of extensions needed to meet specific operational or investor requirements, helping organizations adopt the standard without disrupting existing business rules.

The Loan Boarding Data Segment was developed by the MISMO Servicing Transfers Development Work Group in response to industry demand for standardized servicing data. The group aligned key elements from widely used datasets, including the GSE Uniform Loan Delivery Dataset and the Ginnie Mae Pool Delivery Dataset, to create a consistent foundation for loan boarding that reflects how data is used in servicing systems. The Servicing Transfers Development Work Group is led by Joey Prince of Shellpoint Mortgage Servicing, Chair, and Rachael Macaulay of ServiceMac, LLC, Vice Chair.
The Wrapper File has achieved “Candidate Recommendation” Status, indicating that a work product has achieved broad industry consensus, has been thoroughly reviewed, and is ready for industry implementation.
