BatchData: Investors Purchased 32% of Single-Family Properties in Q4

BatchData, Tempe, Ariz., found real estate investors purchased 32% of all single-family residential properties sold in Q4, down from 34% in Q3.
Investors purchased 1.32 million homes in 2025, down from 1.39 million in 2024.
In general, large investors are getting rid of properties; this marked the eighth consecutive quarter as net sellers. They sold 5,970 in Q4 and bought only 4,336.
Throughout 2025, large investors sold 20% more homes than they purchased.
“While investors continue to represent a high percentage of home purchases, the number of properties they’re buying has actually decreased significantly,” BatchData President Ivo Draginov said. “Investors bought about 292,000 homes in Q4 2025–down 19% from Q3, and down 15% year-over-year. So once again, the high percentage is largely due to fewer home purchases by traditional homeowners rather than overly aggressive investor activity.”
Small investors who own one to five properties held almost 92% of investor-owned single-family homes. Investors with six to 10 properties had almost 4%, and large investors have 2%.
Overall, investors own about 18% of single-family residential homes in the country, per BatchData’s analysis.
States that see the most investor-owned properties tend to be tourism-heavy, with Wyoming at 30.66%, Maine at 29.88%, Montana at 23.63%, Alaska, at 26.61% and Hawaii at 25.84%.
