
New Home Sales Rise Slightly in June

Sales of new single-family houses rose 0.6% during June to a seasonally-adjusted annual rate of 627,000, the U.S. Census Bureau and HUD reported Thursday.
The rate is 6.6% below the June 2024 rate of 671,000.
Census and HUD reported the median sales price of new houses sold in June equaled $401,800, which was 4.9% below the May 2025 price of $422,700 and 2.9% below the June 2024 price of $414,000. The average sales price of new houses sold in June was $501,000, 2.0% below the May 2025 price and 1.1% above the June 2024 price of $495,500.
Wells Fargo Economics, Charlotte, said new home sales are “treading water” as inventories climb. “The slight gain, which follows a sharp contraction in May, reflects weak buyer demand resulting from challenging affordability conditions and heightened economic uncertainty,” the analysts said in a report.
Sales have decelerated across the country, Wells Fargo Economics noted. “The Northeast region posted the largest year-to-date decline in transactions (25.6%). Sales in the South, West and Midwest receded by 1.6%, 4.0% and 8.5%, respectively.”
