RCLCO: New Home Sales in Top Master-Planned Communities Just 2% Below 2023

RCLCO, Bethesda, Md., released its survey of the 50 top-selling master-planned communities in the U.S. Sales remained fairly steady in 2024, declining just 2% from 2023, even amid economic factors, high interest rates and significant natural disasters.
“Master-planned communities remain a ‘haven’ for consumers amid elevated interest rates and economic uncertainty,” said Gregg Logan, Managing Director at RCLCO. “Sales among top MPCs were just 2% lower compared to sales in 2023, a positive sign given the economic, political and even physical headwinds experienced in 2024.”
Florida represented 38% of sales among the ranked communities, followed closely by Texas at 35%.
In terms of specific communities, The Villages in Florida led the list, with 3,208 sales. Traditionally an active adult community, the MPC has added a new all-ages neighborhood, Middleton, where some of the year’s sales took place.
No. 2 is Lakewood Ranch in Sarasota, Fla., with 2,110 sales. Coming in at No. 3 is Cadence in Henderson, Nev., with 1,386 sales. No. 4 is Sunterra in Katy, Texas, with 1,325 sales and No. 5 is Summerlin in Las Vegas with 1,055.
The Houston metro area was the top metro area, with 12 communities in the Top 50, or 22% of all sales among the ranked MPCs.
