The S&P CoreLogic Case-Shiller Indices found home prices in the U.S. recorded a 3.6% annual gain for October, a slight deceleration from earlier 2024 gains.
For example, in September, the indices saw a 3.9% annual gain.
Annually, the 10-city composite was up 4.8%, down from 5.2% in September. The 20-city composite saw a year-over-year gain of 4.2%, down from 4.6% in the previous month.
Looking at month-over-month, the pre-seasonally adjusted U.S. National Index saw a 0.2% drop; seasonally adjusted it was up by 0.3%.
The 10-city composite–not seasonally adjusted–fell by 0.1%. Seasonally adjusted it was up by 0.3%.
And, the 20-city composite on a pre-seasonally adjusted basis fell by 0.2%; seasonally adjusted it was up by 0.3%.
“New York once again reigns supreme as the fastest-growing housing market with annual returns over double the national average,” says Brian D. Luke, Head of Commodities, Real & Digital Assets, at S&P Dow Jones Indices. “Two markets have dominated the top ranks with New York leading all markets the past six months and San Diego the six months prior. New York is the only market sitting at all-time highs and one of just three markets with gains on the month. Accounting for seasonal adjustments shows a broader rally across the country.”
