Dealmaker: HHHunt Acquires Nashville Multifamily Community for $106M

HHHunt Corp., Blacksburg, Va., acquired Alta Riverwalk, a new construction multifamily community in Nashville, Tenn.
Lisa McDuffie of CRE Connect reported the sales price at $106 million.
HHHunt plans to rename the community Abberly Riverwalk. Located at 115 Great Circle Road and consists of 304 studio, 1-bedroom, and 2-bedroom apartment homes. This acquisition comes three months after HHHunt purchased Abberly Foundry located at 640 21st Avenue, North in Nashville.
Matthew Lawton, Brian Dawson and Nick Brown of JLL represented HHHunt; Travis Anderson and Warren Johnson, also of JLL, secured the floating-rate, bridge loan financing on behalf of the new owner.
CRE Connect reported JLL was exclusively retained by HHHunt to represent them on an exclusive buy-side representation for a large capital placement of a 1031 transaction, where they sold a “significant asset” in the Northeast.
Abberly Riverwalk has an expected completion date of July 2023.
The mix of studio, 1-bedroom, and 2-bedroom apartment homes range in size from 551 square feet to 1,261 square feet. Apartment at Abberly Riverwalk offer residents stainless steel appliances, two-toned custom cabinetry, wood-style flooring, in-unit washers and dryers, and designer matte black fixtures with pendant lighting. Some units offer glass enclosed stand up showers, private patios and balconies.
Abberly Riverwalk is located along the Cumberland River; downtown Nashville is only two miles away along the Cumberland River. The community also boasts amenities including a riverside sundeck courtyard, swimming pool with Baja tanning shelf, outdoor firepit, outdoor co-working and technology bar, movie lawn with a movie screen, golf simulator, putting green, a 24/7 fitness center, electric car charging stations, pet spa, a game room with billiards table and foosball, a bicycle repair center, and a rooftop sky lounge with sweeping river views. It will also be Tennessee’s first certified Fitwel Community.
