Dealmaker: Axiom Capital Corp. Arranges $54M

Axiom Capital Corp., Clifton Park, N.Y., arranged $54.1 million in financing for industrial, office and retail properties in four states.

Axiom arranged $41.5 million to refinance an industrial portfolio in Rock Hill, S.C. & Hebron, Ky. The portfolio’s Kentucky portion is in a Cincinnati submarket with access to the Cincinnati/Northern Kentucky International Airport and access to I-275 and I-75/I-71.

Westport, Conn. Office Property

The South Carolina portion of the portfolio is in Legacy Park East, a 200-acre master-planned industrial park with direct access to I-77.

Axiom also arranged $10.3 million to refinance a Class A office building in Westport, Conn. Major tenants include Northwestern Mutual Life Insurance, Charter Oak Equity and Lime Rock Partners.

The property is located between the downtown Westport shopping district and Saugatuck River restaurants near a Metro North train station that provides access to Stamford, Greenwich and New York. The Westchester County airport is less than 25 miles away.

In Vero Beach, Fla., Axiom arranged $2.3 million in acquisition financing for a PetSmart store. Located at the intersection of State Highway 60 and 66th Ave., 46,600 vehicles pass the asset daily. The PetSmart is positioned as an outparcel to the 737,000-square-foot Indian River Mall.

State Highway 60 is Vero Beach’s main retail thoroughfare; nearby store include Walmart Supercenter, Target, Home Depot, Lowe’s, Publix and Best Buy.
