Quantum Capital Secures $14M for Beverly Hills Building

Quantum Capital Partners, Los Angeles, secured $13.7 million from a life insurance company to recapitalize The Writers and Artists building, a mixed-use building in Beverly Hills’ Golden Triangle neighborhood.

The seven-year financing bears interest at 3.75 percent.

Quantum Capital Partners Managing Director Jonathan Hakakha and Partner Mike Yim arranged the non-recourse financing for a local investor operating as 9501 Santa Monica LLC.

“Capital markets became very volatile shortly after we started the underwriting process on this deal,” Hakakha said. “However, despite market fluctuations, we were able to work with the lender to deliver on the terms of their original quote.”    

The Writers and Artists building on north Rodeo Drive was the first office building in Beverly Hills when it delivered in 1926. Original tenants included Will Rogers, Clark Gable, Cary Grant and entertainment company United Artists.  

9501 Santa Monica LLC acquired the building in 2008 and recently completed a significant renovation and restoration of the Spanish Colonial style building.Today, the fully occupied three-story building includes 7,000 square feet of office space over 7,250 square feet of street-level retail. Ground-floor tenants include fashion designer Badgley Mischka, childrens’s fashion boutique Cantimini and home electronics firm Bang & Olufsen.
