Retail Underwriting and Investment Analysis is designed to introduce participants to the fundamental concepts and analytical techniques used to underwrite and evaluate retail real estate investments. This course builds and strengthens skills in retail income analysis, valuation, and risk assessment from a lender, servicer and investor perspective.

The course begins with Retail Fundamentals, where participants are introduced to the various types of retail properties, including neighborhood, community, power, and shopping centers. Emphasis is placed on understanding the retail underwriting process, the role of market data, tenant mix, and lease structures, and how these factors influence property performance and credit risk. In Deriving Retail Income and Expenses, participants learn how retail income streams such as base rent, percentage rent, and reimbursements, are analyzed and projected, along with the treatment of operating expenses.

The Retail Valuation lesson focuses on applying income-based valuation techniques, including discounted cash flow analysis, to estimate property value. Participants use projected net operating income and market assumptions to determine value and assess how changes in leasing, expenses, and market conditions affect investment outcomes.

The course concludes with Retail Lending Risks and Risk Mitigants, examining risks unique to retail properties such as tenant concentration, rollover exposure, anchor tenant dependency, market volatility, and structural considerations. Participants learn how lenders identify these risks and apply underwriting standards and structural mitigants when evaluating retail loan proposals.
