Office Underwriting and Investment Analysis is designed to provide participants with a practical understanding of the analytical concepts used in underwriting and evaluating investment risk for office properties. This course builds and strengthens skills in office income analysis, valuation, and risk assessment from a lender, servicer and investor perspective.

The course begins with Office Fundamentals, introducing participants to common office property types, tenant profiles, market characteristics, and lease structures. Emphasis is placed on understanding key lease clauses and how leasing terms affect property cash flow and risk. Participants then move into Deriving Office Income and Expenses, where they learn how rental income, reimbursements, and operating expenses are analyzed, normalized, and projected.

In Office Valuation, participants apply income capitalization techniques to estimate property value, using projected net operating income and market-based capitalization rates. The course concludes with Office Lending Risks and Risk Mitigants, focusing on the unique risks associated with office properties, including leasing risk, rollover exposure, market and tenant concentration, and structural considerations. Participants learn how lenders identify, assess, and mitigate these risks in underwriting and loan structuring.
