Dealmaker: Mesa West Capital Originates $81M for Denver Apartment Community

Mesa West Capital, Los Angeles, provided a joint venture between The Dinerstein Companies and PGIM with an $81 million short-term, first-mortgage loan to refinance Atlas Peakview, a recently completed 330-unit multifamily community in Denver suburb Centennial, Colo.
Delivered in 2025, Atlas Peakview offers studio, one-, two- and three-bedroom apartments as well two- and three-bedroom townhomes. Community amenities include a pool with a hot tub, an outdoor kitchen and grilling area, top-floor sky lounge and pet-wash station.
“The property has experienced strong lease-up, quickly reaching 85% occupancy since opening in the second quarter of last year,” noted Brian Hirsh, head of Mesa West Capital’s central region. “Our financing will provide the sponsor with fresh runway as it continues to capitalize on robust demand from renters seeking high-quality, amenity-rich housing in a desirable Denver Tech Center location.”
The financing was arranged by Tom Melody, Paul House, and John Melody in Walker & Dunlop’s Houston office.
Atlas Peakview is located off Interstate 25 within the Denver Tech Center/Southeast Corridor submarket, 13 miles southeast of downtown Denver. Comprising 13.1 million square feet of office space, the business district is home to more than 1,000 companies employing more than 35,000 people, making it one of the largest employment centers in the Denver metropolitan area.
