About the Event
Applied Commercial/Multifamily (CMF) Appraisal and Valuation Methods is designed to provide participants with the foundational knowledge and practical skills needed to review, interpret, and evaluate third-party commercial/multifamily real estate appraisals. This course focuses on appraisal principles, valuation methodologies, and the analytical framework appraisers use to support value conclusions.
The course begins with Appraisal Principles and Procedures, introducing participants to the appraisal profession, including appraiser ethics, professional standards, and regulatory requirements. Participants gain an understanding of the appraisal process, report components, and the roles appraisals play in lending and investment decisions. In Highest and Best Use, participants learn the four tests required to support a highest and best use conclusion. Through applied exercises, participants evaluate how highest and best use conclusions influence valuation outcomes.
The course then explores the Sales Comparison Approach and Cost Approach, covering the theory, methodology, and application of each approach. Participants learn how comparable sales are selected and adjusted, how replacement and reproduction costs are developed, and how depreciation is analyzed and applied.
The final lesson, Income Capitalization Approach and Reconciliation, focuses on income-based valuation techniques, including direct capitalization and discounted cash flow (DCF) analysis. Participants examine how net operating income is derived, how capitalization and discount rates are applied, and how appraisers reconcile the three approaches to value to arrive at a final value conclusion.
