In 2018, Debt Funds originated nearly $70 billion in commercial real estate loans. Debt funds became a popular alternative source of commercial financing when banks couldn’t offer commercial loans. Although some banks and agency lenders have come back to the commercial financing space, many still do not offer construction loans or bridge loans which makes Debt Funds a viable source.
